Agents, you know the moment. Your buyer loves the home — in Fort Lauderdale, West Palm Beach, Tampa, or Orlando — but the cash is thin, the payment feels high, and the seller's side hints a price cut is the only way forward. It usually is not. Before anyone concedes price, structure can do the heavy lifting: the right assistance program, a seller-funded buydown, and a pre-approval matched to both. Here is the playbook we use with our Florida agent partners.
A price cut lowers the seller's proceeds and can reset neighborhood expectations — and it barely moves your buyer's monthly payment. A seller credit of the same size, aimed instead at closing costs or a temporary rate buydown, usually goes further for the buyer. In a classic 2-1 buydown, for illustration only, the seller's credit is held in escrow and the buyer's payment is calculated as if the rate were lower in the first year, steps up in year two, and reaches the full note rate in year three. The seller keeps the contract price, your buyer gets breathing room while they settle in, and nobody has promised a rate — the buydown changes the early payments, not the note itself.
Start with Florida Housing, the state's housing finance agency. Its first mortgages pair with second-mortgage help for income-qualified, first-time buyers (generally no homeownership in the past three years, with exceptions such as veterans and target areas), typically with a 640 minimum credit score and a required homebuyer education course. FL Assist provides up to $10,000 as a 0%, deferred second mortgage with no monthly payment — repaid when the home is sold, refinanced, or no longer the primary residence. The HFA PLUS option can forgive 3%, 4%, or 5% of the loan over five years on qualifying conventional loans.
Hometown Heroes is the bigger headline for the buyers you serve every day: full-time Florida workers in health care, schools, first response, public safety and courts, and child care — plus qualifying military and veterans — can receive 5% of the first mortgage, from $10,000 up to $35,000, as a 0% deferred second mortgage. It is not forgivable, and the current funding round is first come, first served — which is exactly why your buyer needs to be matched to it before the offer, not after.
Layer carefully, and ask early. County SHIP programs — run locally across Broward, Palm Beach, Hillsborough, Orange, and other Florida counties — add their own down-payment help in some cases, each with its own income limits and funding calendar. For teacher, nurse, first-responder, and military buyers, Homes for Heroes savings from participating real-estate and lending professionals can trim costs further — it is a savings network, not a loan, and it can work alongside other programs when the rules allow. None of these stack automatically; a good lending partner checks the combinations before you write.
Send the listing agent certainty, not hope. A NEWLOANCO pre-approval comes documented — income, assets, and credit reviewed — and already matched to the assistance program the contract depends on, with funding and eligibility caveats flagged up front. That means fewer surprises in underwriting and a file that can move at contract speed. When two offers look close, the one whose financing is already proven is the one sellers remember.
If you have a buyer who is close — short on cash, tight on payment, or stuck between renting and buying — send them our way before the showing, not after the rejection. Call Jorge R. Regalado at NEWLOANCO at 305-962-1170, request a closing-cost estimate on the site, or have your buyer start online: Apply Now. You bring the home; we will bring the structure that helps your buyer afford it.
