DSCR Loans, Explained: Qualify on the Property’s Income — Not Yours
A DSCR (debt service coverage ratio) loan flips traditional underwriting on its head. Instead of asking whether you earn enough, the lender asks whether the property earns enough. Your tax returns — the ones your CPA worked so hard to make small — stay in the drawer.
The one number that matters
DSCR = the property's monthly rent ÷ its monthly housing payment (principal, interest, taxes, insurance, and HOA if any). A rent of $3,000 against a payment of $2,400 is a 1.25 DSCR. Most lenders want 1.10–1.25 or better — and some programs work with ratios at or even below 1.00 for strong borrowers.
What lenders look at instead of your income
- Credit score — the main personal factor; better scores unlock higher leverage.
- The lease or market rent — documented by the appraisal's rent schedule.
- Reserves and experience — cash after closing, and a track record if you have one (first-time investors still qualify).
Who DSCR fits
Self-employed investors whose returns understate their real income. Portfolio landlords adding doors without a paperwork marathon for each one. Foreign nationals and LLC buyers. And anyone whose deal is strong even if their personal file is complicated.
The trade-offs, honestly
Rates price higher than a fully documented conventional loan, and many DSCR loans carry prepayment penalties for the first 3–5 years. Leverage typically runs to 80% LTV — up to 85% for top-tier credit. In exchange you get speed, simplicity, and the ability to scale. For most active investors, that's the right trade.
We place DSCR loans across dozens of lender programs — including options for lower ratios, interest-only periods, and 1–4 unit, condo, and mixed-use properties. Send us the address and the rent; we'll tell you exactly where it lands.
